@Kathy Diamond,@Stuart Udis makes some great points here—taking the median rent divided by the median home price in a county isn't going to yield any actionable insights.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

If you advertise at $1800 and get no action for two weeks, then consider dropping the price.Always lower your price, not your standards.

Just make sure you take action.

I'm curious how something like that would work with land that doesn't have an income producing rental on it yet? 

It is very difficult to produce off market deals that are truly good deals or purchased on either great terms or great price.

Now I have a little and its time to take actions.

The work we put in today may not show immediate results, but the fact that we are taking action is a win and over time, it builds into something far greater.

The biggest thing is to get started and take action, which it sounds like you are doing.
