@Michael FerrellAs a seller, accepting those letters just seems like a higher risk to get accused or even sued for (fill in the blank) discrimination if you decline an offer.

I've been accused of over-rehabbing too, with people saying "It's just a rental!"

I recently put up a sign limiting parking to 1 car in our parking lot since  this tenant usually had 2 cars parked there (which I allowed temporarily since some tenants did not have cars) and he started accusing me of discrimination, and harassment etc, over his parking situation.. 

When we asked him a question which require a lengthy explanation, he'll try for 10 minutes, and we'll accuse him of not knowing the answer, exactly the way you're playing it.

Otherwise I don’t see how you couldn’t be accused of stuffing unearned income in to a tax free shelter.

I have been accused of receiving the check and losing it by the tenant and tenant has not responded to my offer to set up a different payment option (such as Cozy).

Even the successful flips will encounter negative feedback since you will be accused of using your superior knowledge for personal gain at the expense of the consumer/seller.  

As far as the nutcase accusing you of stealing I’d tell her “yes !”
