Generally they start you with a 50/50 split but then also want you to have a co-agent to guide you through the first couple of properties (even if they are for yourself).

You could still do a CO refi on your CA rental up to 60% or 70% LTV and access $128k - $190k with fair terms in the high 3s to low 4s for interest rate.

You are best to look into seller financing, using a co-signer, or a JV before going this route.
