I really need to have reference material like that.I am aware of the issues you helpfully mention, and my intention is to pay Tax Title Services to address all that.

Sounds like there might be some more facts of the entity structures since you imply a k-1 will be involved but only reference ownership of property A.

As for the "Lazy 1031 exchange" reference, a true 1031 exchange allows you to defer capital gains taxes by reinvesting proceeds from the sale into another similar property, but that doesn’t seem to apply here since you're looking at using a passive loss instead of a like-kind exchange.

I like to look at each component of the process on an itemized level first so that when I do work with a developer I can have my own reference for all the bundled costs associated with the build proposal. 

Or are you referring to there already being a lot of student rentals available, therefore the rent is closer to $300-$400 per room?
