I took it as a red flag and moved on. 

If I'm in your shoes (which I was a few years ago) I would recommend attending at least 1-2 real estate meetups a month to start putting yourself out there and networking with other players in your market. 

Otherwise, bite the bullet and pay the real players in this area for what they provide (Buildium, Appfolio, RentManager, etc).

The property has a 30’ x 50’ red steel workshop on it which has its own septic.

And I totally agree, I just posted about this, you have to be a Go-Giver, if you have not read this book, get it, I think there are actually 4 of these books now, but the first one (red cover) is the one I am referring to.

Once you befriend one of these big players, ask who they use.

Are thier any rules against this or is this something that the underwriter might think is a red flag?
