Some things I would prioritize in no particular order:Get a W-2 job.

Those that spent the last few years living wisely and preparing for a rainy day will not only survive, they will thrive as they buy out the weak.In my mind any landlord that is paniced becasue they will not recieve one or two rent payments falls under your description above.. they need to reassess the proper way to prioritize their cash flow and funding to have reserves / emergency fund.. 

Additionally, you are dealing with tenants quite frequently who prioritize other things above rent.

Will prioritize keeping a roof over their head rather than spending $50 on take out food every night and buying more and more stuff online. 

I would prioritize finding an accountant who specializes in real estate taxation over one that is local.There are 20+ accountants on this message board who specialize in real estate taxation.

I would think as investor's, even though we want those face-to-face, rapport-building meetings with our clients, it is best to prioritize the overall safety of the client and public in general by social distancing.What options do (new) investors (like myself) have to estimate rehab costs?
