Interestingly enough, I recently came across a new townhome with ADU (basically a bedroom with a walk-in closet, bathroom (stand alone shower) and a wet bar.

Also built a custom walk-in closet to it.

Basement has a huge 1 bedroom with closet space, full kitchen, full bathroom and also had separate entrance.

She finally got an appointment for Nov 16th 2021, so I told her let's leave for next year than because we would be leaving the country Oct 30th for the next 4 to 5 months and I don't want anyone in the apartment while we are not there ( Due to her taking few things from my fridge last year without my permission A champne gift my wife got it and running a portable small heater in the bathroom while we were out the light bill came to about $150 every month we were out last year yes that's correct She was leaving a portable small space heater running without anyone in the house.

The few closets that are there are tiny. 

In fact a new appraisal is required since the appraisals are not portable and are done contracted by the lender.

Here is a listing from Mpls' webpage, a bedroom must be 70 square feet: https://www2.minneapolismn.gov/business-services/licenses-permits/construction-permits-certificates/building-requirements/habitable-room-definitions/  The definition doesn't list 7 feet but anything under 7 feet would probably be looked at as a closet by most people looking to live there.  

What about portable toilets?

A picture is attached of the current / proposed layout (I'm not artist)My predicament is that I want to maximize my rent but I'm not sure if it will justify the addition of a wall with a door, the removal of a current door and the replacement of that door with some wall, the enlarging of window to make it meet egress standards (not positive on this one but I think I have to do this), and the removal of a closet to make a section for a door.
