I would say this area is blue collar.

I know this topic has been brought up before, so I'm going to beat a dead horse rather than start DMing people here out of the blue looking for help.

And you don't have to deal with the blue tarp of death like I'm looking at on my house right now with no rental income to offset the expense :(.

This area is definitely a blue collar town. 

I reached out to Clayton again and was told that Oceanpointe was basically not following through with any renovations and that HE was going through with developing a property management company (Blue Sky) to transfer the property and complete the renovations that weren't done by Oceanpointe.  

I'd argue that as more jobs become automated areas that depend on blue collar paychecks will only get worse for property values, rents, vacancy, vandalism, etc.  

And what is your liability when it happens that's what you pay them for .. not blue sky ra ra .. but reality check.

That’s a mostly blue collar area that’s still struggling from the oil downswing.
