The Only other deductions that I have right now are $154 for unpaid water bill, and $45 for the minor repairs mentioned (doorbell, blinds, shower).Questions for the group:Does $540 seem excessive for a cleaning charge, given the situation?

You the investor and owner of the properties will care about your investment the most, not the agent, not the contractor, not the property manager (they can screen tenants but they still get paid but the repair costs are being deducted out of your rental income and more costs if you need to evict a tenant).I've heard great things about upstate NY and would consider looking in that area or within a 2 hour drive of where you live (not sure if you're near NYC).

If anything, have a small sign in front of the house that says who the builder is and phone number (that's common for contractors to do, and also so that neighbors feel they have some to call if there is dust blowing from the site or whatever), and then you may have people calling you asking about availability (people always want something more that they had to chase and can tell their friends the story of how they got the house).
