@Laura Lange extremely tough market to penetrate.. not saying it can't be done but you will need to be Johnny at the rat hole to get a deal.. you will need cash and you will need to close in 30 days or less... if you cannot do this your most likely wasting your time. unless you as mentioned above can find private one off deals were you have no competition.

So far there's no problem with water or peeling -- being a high moisture environment I'm keeping an eye out for that as a possibility.
