The biggest question you need to ask yourself is if you are doing this to afford a property you otherwise couldn’t afford or to save money period, that will lead to very different conclusions about where/if to buy. 

Orlando has a very active real estate investing community with many meetups for different niches.

It is a great site, but can be a bit daunting especially as you go down the rabbit holes of all the different options.

I’ve read a couple books but I am always willing to learn… Also if you were 21 , what would you have done differently?

My “take” is somewhat different than most posters here.  

Now, if they asked whether the tenant had "pets", then that would be a different story, and only if the tenant's dog was actually an ESA.

You've likely used tons of different CRMs coming from sales, and HubSpot looks and feels the part.

What is going to make any difference at all this year?  

I come from Europe too, and I know it can be overwhelming when you look at the real estate market in a new country and with completely different building technics ( sticks instead of bricks), but is not as bad when you have the right team in place. 

They all seem to have the same view which differs from mine.
