This option works best when current interest rates are lower than on the original mortgage, though people on BP certainly have discussed doing cash-out refi's even when going into a higher interest rate because they have an opportunity to reinvest where they are confident they will make much higher returns on the equity pulled than the small amount they're losing in interest delta.

More importantly, volatility has driven up the delta between the Federal Funds Rate and 10-year Treasury rates and between 10-year Treasury rates and MBS rates.With the inflation numbers looking better last month (again, artificial, but that’s what people think), we're already seeing lower volatility and a drop in these deltas, resulting in lower mortgage rates.

UNLESS you have 20 million plus to lend.. if your just talking 500k to 1 mil annually run the math.2% on the delta on one million for the year is 20k and lets say your picking up 2 points thats 20k all for 40k a year Net profit not many lenders in the space wuold risk 1 mil to make 40k..

Larger complexes will sometimes offer "Rent Concessions" such as zero down, reduced security deposits--if need be, one or two months free rent. 14 month leases, invisible pets, invisible roomates, etc.Also at $1,900 a month there may have been waiting lists, and at $1,450 there could be 20% vacancy and lenghty vacancies.The delta on the rent reduction (if it affected all of the 100 units) alone would be -45,000 a month, over half a million a year.That's without figuring vacancy increases or length of vacancies increasing.Of course they have to have the traffic through the sales office to do that (traffic they want to close on), because if that dwindles all else is moot.Good Luck!

The upside for you will be in the delta you can compress related to vacant lots, market rents, utility metering and recapture, and shaving expenses where they make sense (again, just to name a few main areas).
