We have found that a strategy that many thinks solves for some problems. 

A good lender should be able to piece together a strategy with you, whether that's cross collateralizing or not, underwrite each option with conservative numbers. 

I agree with the house hacking strategy.

And finding a home that needs a good renovation and mixing it with these other strategies really helps.As far as areas go, easier to cashflow on the outer suburbs of Raleigh and on the Durham side of the triangle.
