I'm doing all our projects in Columbus Ohio but just relocated to miami. we do multifamily and mixed use development and entitlements I'll shoot you a PM. even people in miami that I meet the numbers are tough unless you do a high density proposal and are very well capitalized.

I'm reducing the footprint and repricing.... finally a smart person. our floorplan for each unit we build is 668 sq ft and 2 beds for that exact same reason. people that Aren't in cheap markets don't understand. in columbus we face appraisal issues if we don't keep it as small as possible.

I am thinking about using hard money to fund my new build but once completed refinancing thru a traditional bank to get a longer loan and a more favorable rate. find. lender that does both. easy street we are talking to for several new build triplexes for clients in columbus. they go up to 85% LTC and then can refinance on a DSCR. they want to see you win and do way more transaction volume than smaller local or regional funds.
