Same for replacement of broken or missing parts like broken banisters, broken microwave handle, broken window screens, dog faces left in yard,trash, clean out of cabinets and kitchen, etc.

While you're at it, ask the tenant if he wants to install some new kitchen cabinets!

My dad and I did all of the framing, windows, hardwood flooring, tile, cabinets, and trim work.

You draw from the escrow account as you complete phases of work. (5K after exterior is complete, 5K after Rough Electrical and Plumbing, 5K after flooring, cabinets, etc. 10K at completion) This protects you and the lender from a contractor taking off with your cash and not even hammering a nail at the job site.

If new cabinets, paint and carpet are your thing then deals will certainly be a struggle to acquire.
