As far as the Umbrella policy goes you should look at an Umbrella Policy as "excess liability" or "secondary coverage" meaning the underlying policy (home or auto) pays first in a claim situation and if the claim exceeds the limits of the underlying policy THEN the Umbrella kicks in.There are companies that will sell you an Umbrella policy without requiring you to buy another policy from them ...but...they still want to verify your underlying coverage on the home and autos.Geico is an Auto insurance company first - they broker out the homeowners policy to other companies which is why you may not be getting good advice from them...plus it's an 800# and the kid you are talking to may not have any real world experience in what you are trying to do so can't think of any solutions.Try reaching out to a local independent agent or a Farmers agent - Farmers has options to put all but one of your autos in "storage mode", and should be able to combo that with your home as a landlord policy thru Foremost then set up an Umbrella policy for you on the entire package.

In fact, I have had mortgage lenders and auto loan finance departments tell me that they cannot legally share with me MY own actual credit report even though I paid for it when applying for credit!!!

That week, my wife was at the AAA Auto club office vacation planning, spoke to their insurance agent on duty, he gave us a quote with my daughter included, but at $350/month less, the same rate before putting my daughter on.I then called the original agent to cancel auto policy, and everything else, because you have to place everything at one place for the best rates.

That type of policy provides Liability coverage that takes over if the limits of your home, auto, or in this case dwelling/fire policy get exhausted.

@Mary Ann CaseyYou could put it all under 1 Umbrella Policy, but I think you would be violating the IRA rules with commingling your personal finances with your IRA...but I am no IRA expert.The maximum # of Umbrella policies would be 2.  1 covering all of the assets in the IRA Second going over your personal home and auto, along with all of the rentals.

CapEx funds are transferred into a separate account for better tracking and each month on the 10th I transfer the full next month’s mortgage amounts to another account with auto payments setup, so if something crazy ever happens and I’m sort on mortgage payments, that transfer will fail and I’ll know way ahead of time.

Got my first property under contract recently and am starting to connect the pieces.My insurance agent that I use for Home and Auto gave me the below information on insuring a single flip under an LLC:I will have a package policy for liability and a builders risk policy.
