It takes a lot of time for PMs to build relationships with trusted and licensed vendors in their network.All of this requires time and has overhead costs associated to it (employees).

It's also worth mentioning that I already have a good relationship with a wholesaler in town who knows other good contacts, and I am able to use some of these contacts as good resources for general knowledge and learning how it all works.I recently had to close my business of 9 years, and so instead of getting a W2 job or start some other "normal" business, I'd much rather prefer to have house flipping be my primary source of income. 

It sounds to me like you've found value in the relationship enough to workout an offer that compensates everyone and doesn't leave you feeling in a weird spot.

Just doing work together and building a relationship allowed me to ask other agents for deals that their sellers want to off-load.

Lastly, they like building relationships.

This is a good time to choose a closing attorney you trust and like, start building a relationship with them and bring them business.

To do with other ppls money, you need that personal relationship with the money source and then they have to trust you in terms of market research, boots on ground, analyzation, contracting, and exit sale.
