My dad is in construction and pretty much any 2 flats/2flat+in law unit/3 flats were either in tear down shape, needed 100k to fix them up, or had been fixed up with new appliances but the bones were abysmal and not worth my risk appetite. 

We are also curious to see what type of appetite private investors have at this time.

You can find out which banks have a strong appetite for parks by asking the MH/RV brokers in your area, networking through other owners of parks in your area, or simply obtain list of the smaller banks in your area and just calling them to see if they are bullish on parks.

Covid has thrown a wrench into stuff but 6 month volatility is scary, 20 year AM while common isn’t the best (you can get some 25) and some portfolios have readjustments at 5 instead of balloons.But in an environment where the rates are so low and the fed is planning to keep them that way they may work for you.Comments that “they work out the balloons” are only as true as the banks current appetite for doing so.

Each agent/broker/underwriter will have an appetite for certain products.

., if the building is multiple stories (elevator), construction technique (fire suppression) etc.  

Another factor that’s suppressing the unemployment rate is a big decline in the number of people who say they are part of the labor force — the so-called “participation rate.”

Call around to all your local banks and CU's - you will be surprised on which banks prefer to lend on certain projects/properties --- you will find that each one has their own appetite/preferences. 

Rather than trading off comfort and amenities for prime apartments in city centers, this group will finally expand its appetite for housing in the suburbs and peripheral towns.
