Owner financing is like a secret weapon for folks looking to sell their properties after hanging onto them for ages.

Age, Race, Familial Status, etc, are irrelevant.

Some go by the SQ FT to estimate but the age of mechanicals can swing the budget

Your handiness and experience will get you a long way as it already has, being a partner in 2 deals at this age.

They take the phone book and slice it down by criteria that makes folks "likelier" to be a motivated/distressed seller (certain age, high equity, probate, notice of default, tax sale, etc).

Time is on your side at your age.  

We are already 1 MM senior housing units short as it is and we are not even in close to peak demand as Baby Boomers will continue to age for decades to come. 

Exterior entries are fine and will be appreciated by many. some are anti-camera though.

Probably not the answer you are looking for but, at your age, college is more important and your entire future is defined by how stellarly you perform in your first job.
