I think it's always deals first- no one will take you seriously as an investor or syndicator if all you do is tell them about your ideas, people want to see action. 

They no longer work for you, so monitoring a collection action is not their responsibility.2.

We generally advise our clients to go ahead and pay the recapture rates if death is the alternative.The good news about recapture - the deductions are a deferred tax liability to you, and an interest free loan from the government.

There is never an agenda, just a bunch of RE junkies drinking coffee and chatting about the market, local news/regulations, and helping each other find their way in the vast world of Real Estate! 

And it all thus incentivizes the correct future actions of others. 

It just so happens, I use both of these services for the properties I manage, so I'm happy with the selection.The bad news is that evictions can become contagious in a house. 

Before you take any action be sure to think carefully about what your goals are in the short, medium and long term.

Sorry to be bearer of bad news but your best bet is to just get it resolved and take it as a lesson learned
