The paint is in OK shape except for an 8-inch hole in the living room drywall, and some chipping around the window sill where the seller had taped giant plastic sheets (???).

Even if you have a hydrant put in next to your property if it does not meet their standards you will have to sprinkle.When we build subdivisions we must prove 1500 GPM fire flow this is pretty much UBC standards.. one development I did I had to bring a 10 inch main almost a mile across town to tie into our system to create the fire flow other wise we could not build the sub..

Saving $30-$40 an hour in doing the work yourself isnt really saving if it takes you three times the amount of time and a third of that is just travel.There is money to be made in CH's but work on getting a team and using the value of your time to create your strategy on how much you have to invest for the overall purchase and rehab.

Do we have a cleaning crew come of some kind come in and deep clean every square inch first, then clean again at the end, or do we do the rehab work and then clean all at one time?
