We have not disabled ours or converted to gas, but Tenant must sign a Fireplace Addendum stating if they use it, we require a higher renter's liability policy with us as additional insured, rules on wood, storage, use, safety, they pay for yearly professional cleaning each year they are there, etc.  

Your loan costs will come out of those proceeds, so you may want to bump it up slightly higher unless you want to cover those costs out of pocket at closing. 

Marketing is through a dedicated tourism team, hence the higher than typical gross. 

The same guidelines could have markedly different interpretations and implementations by different lenders.Lender A tells you that your rate is X, Lender B tells you that your rate is a little higher because they see that the program/product that A is quoting wont work because of some minute detail.

Ask for higher security in person have them back out on their own if they still want the place you will be safer with more security

Your decision to prioritize effective support and comprehensive features, even if it means higher costs, seems reasonable, especially when it's critical for your business operations.

This is largely because I can typically get higher rents in B and A-class neighborhoods without relying on Section 8.I’d recommend focusing your search on C and C+ neighborhoods, for both multi-family and single-family homes with more than three bedrooms.

Perhaps slightly higher from an alternative lender but definitely not from a credit union and expect much higher fees.

Also be aware that cash out refinances typically have slightly higher rates than initial purchases or just rate and term refinances.
