What if the house/property has a mortgage lien on it as well?  

I do like the ability to set up multiple accounts and sub accounts and I don't believe there's any limit.

In regards to the sale of their homes, it depends on who owns the homes, how many years it has been their primary residence etc. as it may be eligible for exclusion from capital gains.You also have to take into consideration for yourself, depreciation recapture as well as potential capital gains on your rental property.

They will have the biggest focus on setting you up for success to create a repeat client if they know what they are doing.

I’ve got friends doing that and it works well for them  Regarding the due on sale clause, I was wondering about that since the seller of the property I was looking at has a VA loan.

It a market like KC $250k in equity will get you around 10 units for $1mm (+ or -) and can cash flow pretty well.

These 6 acres are a portion of 35+ acres we'd eventually like to purchase as well.
