The lease is fairly general, it simply states that they should not do anything other than routine maintenance like light bulbs, furnace filter, etc.

I started simple buying a turn key, the next purchase was done with a light rehab to learn a little more. 

I can then move to appliances, LED lighting, etc. 

I also state that tenants are responsible for changing their own light bulbs.

Underlying principle for our deal analysis is that while we value cash flow to expedite saving for future deals, we are much more weighted towards 1) great deals at purchase, 2) long term appreciation potential, and 3) getting as much of our capital back after refinancing as possible to repeat.
