the only one what is more fussy is the water and sewage. it's the township and they report ownership changes to the tax dept, they require landlord info.

(I also include all stainless appliances and fridges with ice makers and door dispensing ice/water.)

They are mostly illegal, so instead of putting a fake number and damaging your reputation and credibility, don't use them.

My 2 cents BTW: for the record I had a new water heater taken from me by a tenant 2 years ago.

If she damaged it already, could you even count "old" damage as part of a new deposit?
