The walls will need to be painted with killz to get rid of the smell.

They may not take it at first, but as the writing is on the wall they may take it. 

Problem: Joists are making impressions in the first floor ceiling and at a couple points in the walls upstairs and downstairs.

We had plans to spend around 10k for retaining walls and landscaping but then made the decision to sell.

Also, quality contractors have lots of business, so you probably don't want to waste their time getting a bid before you're under contract on a property.

I know people still say "go to a title company for a list", and many newbies will beat their brains out trying to knock their head on that brick wall.

I have self managed and if you are going to be living on the property I would say it would be a waste to have a property manager. 5.

This property has some sort of foundation issue I saw and until I actually go there and look at it, was guessing perhaps $25,000 for the foundation with the rest going toward some new sheetrock, paint, and blowing out a small wall.
