If the job is small enough like electrical upgrade, copper pipe change-out, changing windows, etc..., going out the truck to get his numbers straight for a quick 10-15 minutes is typical.

I have never seen the actual Guru at one of these things, even the one time I paid for an upgrade to the thee day event.The last one I went to, not Armando's, had a guy talking about different deals that had been done, including a house that was bought at a tax sale for about $1,500 (not by the presenter or the Guru).

We got a letter yesterday saying that the sill plate work doesn't require a permit (and other work, like upgrading wiring and a fuse in the fuse box) and that the work done to replace the main support beam - they will give us paperwork "at closing".

Don't over improve at this point, just good solid tenants in a clean and functioning unit, if the market is good and appears feasible you can go for higher rents through upgraded units as they become vacant.

This is decent finishes, metal roof, granite, wood, custom tile shower with multiple heads, upgraded insulation, 16SEER HVAC (only needed 13SEER) etc...
