@Chris Piper  yes licensed assistance can have MLS access.. non licensed cannot ( at least in our state) and you have to pay MLS fee's for this.your post made it sound like agents would give out their code willy nilly and I know you did not mean that just trying to clarify for the audience who is susceptible to ( hey I heard it on Biggerpockets so it must be true  LOL)

Hi @Kyle Vandever It is very smart of you to analyze a few deals every day, as it will help to recognize a true deal when it presents itself.  

I've got a few good general contracting quotes, mostly nervous because they seem to be too good to be true.  

As far as the LLC being established for 2 years to get commercial financing, that is not true.  

That holds very, very true in today's market.  

I hate to say but if something sounds too good to be true it usually is I'd be really careful get an inspection done see if it passes good luck

I could collectively use the information and mix formulas creating a true NO Money, No Credit, No Co-Signer, No-Experience and No Assets way.

A true NNN single tenant building will require the least management but also can pose bigger headaches if vacant.
