Will this trigger a raise in Property tax?

So when you get to the point where you want to pull the trigger and know exactly what you want to do, you can make the decision at that point and get things moving along. 

Greetings Everyone.Curious to get some seasoned opinions on at what Cap Rate % makes you pull the trigger on a deal.

Scenario: The sellers are backing out of the deal, but you have considerable amount of time, sometimes money, and investment emotion in a deal and all of a sudden... seller changes their mind?

I would say more of the consideration would be whether those margins are enough to make up for any unexpected repairs or whatever.

Curious what metrics people are using as their own personal standard to hit before looking at a property further through making an offer and pulling the trigger on a deal.

If I am not taking certain facts of operating as an REA into consideration please let me know why and how they may effect my investing goals.These are very green questions, so thank you for your time.Sergio Rodriguez

To be clear, he did not ask for prior approval, nor is he asking for any compensation or consideration - unless we do the bathroom. 

I'm inches away from pulling the trigger on a purchase.  

The real question you need to ask yourself: what is my end goal; am I investing in this for the short run cash flow, or am I more concerned about a buy strategy that takes appreciation and my equity in the house into consideration.
