when you do not have liquidity and experince then in my mind you need to apprentice for a while to build those things.. this I want it all now is not reality.. neither is get rich with NONE of your own money or credit.. can it happen sure.. but that just sells guru class's and books..

Im getting a traditional mortgage instead of hard money straight off the bat so I don't have the pressure of a high interest loan, I'll be using a primary residence mortgage and generally want a back up if I cant cashout refi for some reason.
