Our unit is slightly smaller but location he will trade off.He projects a loss of business of 30% during transfer.

if you have a good wholesale network, at least you will keep that feeding, 5k here 3k there etc, at least it will give you more monthly cash than that of rehab. you have a full time job, you need to be there during a rehab. frequent at your home depot, they offer free education or training on basic trades.

As a landlord you have to be specific on what is NOT allowed (smoking, growing, animals) and what the consequences are for violations.  

You also will not be able to trade in the collateral account unless you go through hoops with the bank.

I have recently been approached by a local owner of a successful radio station to trade free rent in one of my rentals (for one of his deejays) in return for either an undetermined number of radio spots OR a bi-monthly real estate show.
