I also thought about a HELOC but i know if i use that as a down payment, that's another monthly payment I have on top of my first mortgage.

Local brokers can give you more color, but I would also be prepared to only get 60% to, maybe, 70% LTV limited by DSCR.

Land lord tenant laws in most of California and Wa state are pretty similar to BC.If you plan on land lording on the west coast in Canada or the US you have to be prepared to travel if you want cash flow, as Theresa pointed out, and even then it will not be easy.
