Hey Brian,congrats on your first investment property. thats a huge milestone.some questions that pop into my mind as i read this..have you confirmed the 2000$ rent rate or is that your gut or your emotions speaking? 

I am thinking about getting a space heater and giving it to them to use, but this is only a temporary fix. 

Gave me the mindset that no matter what or against all odds if I just get out of my situational emotions and ask myself what's next and do that thing then I'll eventually get the house renovated completely.
