If you are trying to leverage a property as a house hack, then I would let my target cashflow be what qualifies a good or bad deal. 

I have an investor that will fund all my wholesaling deals for no transaction fee, but they don't finance rehabs and I lack the capital for the down payments so I have targeted a few REOs and preforeclosures that I believe I can buy that would appeal to rehab investors and a few that would be turn-key for the buyer.

As for the tenants I think going straight to eviction is right on target.

Institutional capital tends to flow to these types of investments as the risk matches the returns that these groups are targeting.

Focus on strategies that TRULY target motivation, and yards, or lists, is not it! 

Most investors would choose a SFR over a condo but it is important to take into consideration the location, demand, population, and, most importantly do a investment property analysis on each target poroperty to determine potential profit.
