I will be working very diligently to ensure the success of any project i am offered to work on!

I went through two on the project I needed them for in this post and did not end up finding someone worthwhile

A few weeks later, we closed on the house.During this project, we did run into a few other issues, mainly with some of the sub contractors, almost all of which had to be fired.

Already discussed with the city and they are open for me to do a nice project.

I'm employed full time as a sales engineer so real estate investing would be more a side project for me to earn additional income.As some of you may know, the Boston real estate market has been booming recently so the Boston metro area is probably outside my wheelhouse.

You may have project manager hours to calculate as well. 

Still would of done some work myself but should of hired out the bigger projects.  

I have some experience in project management for a couple of smaller retail locations (one 3,500 sq ft and one 2,100 sq ft) which were complete renovations. 

It was a great experience, I am glad we did it, and we are a LOT better off in terms of knowing how to manage other rehab projects, and frankly it helps us a lot when evaluating new potential projects because we know what to look for and how to estimate repairs.More or less assume your first flip will cost twice as much, and take twice as long as you initially planned. 

He has about 10 pre-foreclosure properties in his pipeline, that he got through an agent he's worked with on other projects.
