That is a sweet gesture but the liability is not worth it.

I need one more MF in my area and closed in 2019. 12-20 units is my sweet spot.

One thing you may have difficulty with is finding a property in the sweet spot.

Its blue collar for sure but thats the sweet spot in my honest opinion.

As an agent and an investor I like working on both sides, so if I can end up pulling in 5-6k a month with no debt through rental properties and have a closing or two every month, that would be a sweet spot for me.
