Not too sure to give you strong advise about Granada. 

For many years, and continuing in many places to the present day, ceiling joists on the top floor were often only strong enough to keep the walls from pulling apart.

Rehabbing all the bathrooms and kitchens with trendy weathered wood and farmhouse style finishes?

Have a really good landlord/tenant attorney on speed dial, strong lease agreement, train your tenants the rules and regulations and don’t bend the rules for anything !

The ceiling joists will not be strong enough to put additional weight on.

(My partner is interested in BRRR / I like the idea of going slightly higher end SFH and going for a combo of appreciation + positive cashflow but many seem strongly in favor of multi-tenancy for scale so I'm still figuring out where I land on that). 

I learned a lot but I could have used a good/strong mentor.

I strongly believe the the community I purchased my primary in has massive potential upside, and have been blown away by the prices i've seen my neighbors sell their properties for within just a year of owning. 

But for those that want to hold forever I can see these being cost effective.. but not if you think your going to exit.. unless there is some strong appreciation.. which the mid south does not really have or the deep south does not have..
