I Should have started the day I joined BP because it's so easy to connect on topics of your choice.

Bid often, bid smart, bid strategically.

Here you have a choice between tax on income (i.e. a flip where the property is considered inventory) or capital gains tax (on an asset purchased for the purpose of generating passive income ... i.e. buy and hold).

I am hoping that i made a good choice in buying it.  

I'm struggling to wrap my head around how you all seem so "hands off" in comparison to ourselves in terms of labor, and so incredibly strategic as far as finding deals.   

The higher the cap rate, the faster you’d earn back your investment capital, and the better the investment choice.

If you want to have your choice of tenants, price it to be a good deal.  

This option also lets you place heating on the tenants utility bill, assuming the meters are divided.Probably your second most cost effective choice that is not a heat pump would be to replace the oil steam boiler with a natural gas steam boiler.

If I were you I'd probably just blow cellulose, unless at some point you wanted to duplex up and wanted to use that space, then maybe sprayfoam would be the right choice.
