I've hear it said many times that why not just pay someone $60 / an hour so you can continue on with more valuable tasks to do with your time - after all - we didn't get into this business to stick our heads in the toilet.

I know this feeling when you want to stick it to the tenant, but you ultimately have had to just eat the cost and move on.

You can move out sooner with good reason, but you should probably try to stick around for at least 6 months if you can.

She's not a fan of discipline, math or planning and sticking to long term goals....you know, things that you need for REI.  

I'm not sure its stick down factor would handle that.  

At the 120k-150k price point here I'd say it's a toss up or maybe stick with laminate.

We have aluminum siding on one of our rental properties and I don't like the way it dents.Given the choice, I would definitely stick with the wood siding.

I would stick to your current lease and start eviction as soon as they don't pay.
