I would not start building anything on it until it is yours as there is too much of a risk.

@Pandu Chimata You may need to start getting estimates if you're planning to add infrastructure to the vacant land.

I am looking to start investing myself by purchasing a primary residence and then converting to LTR after 1-2 years.

I asked a dozen times for someone to just walk me through 1 deal from start to close for a $15k product you would assume that a couple hours of one-on-one time would be included but it's not.

Since I am converting my Primary Residences into a STR MID-YEAR, does that go beyond the personal use days or does it start counting after STR service starts? 

Property 1: Rental Multi I started out with a 2 unit multi north of Boston.

I am looking to start small either in commercial or residential (if the numbers make sense).I can handle all of the necessary research/comps, underwriting, and generally making sure the deal makes sense, but looking for some guidance on raising the equity piece of the capital stack.
