If your reserves are built up and everything is running smoothly, you can have the bank pull out a payment equivalent to the 240 month term. 

I think that's the wrong mentality, and even if you think you still want to give the perception of having a flat rate with everything (water, electric, sewer) included you should do something to start influencing behavior so that you can smooth out cash flow. 

Seems smart to go with someone you know first to give you some insight on things you might not think about and help smooth out a few bumps that are sure to come. 

Then again, the lower valuation will benefit the remaining partner...I do hope that your transaction goes smoothly.
