Go to your local recorders office, pull all the properties that have a notice of trustee sale filed (going to auction soon), find the ones with enough equity in them and door knock.

@Brett Grabowski, If all of those single member LLCs have elected to be taxed as sole proprietors and do not file their own tax returns and all activity of the real estate is reported on your own Sched E then you are actually the tax payer for all.

As far as I understand this is unaffected as this is an expense filed on schedule C.I’m not a cpa or tax person, but did not think that would be an issue.

This way, 1) if they are not caring after their pets the way they are supposed to - you charge them for the damages in real time versus at the end of their lease term (hoping there's enough in the security deposit) and 2) you're not surprised when they finally do turn over keys.Good luck!

Like others have mentioned, mobile homes are low income housing and as long as people live on welfare, minimum wage, social security, etc.
