All that industrial space isn't highest and best use and so long term I could see more zoning changes and possible growth.In the end though, this going to be your primary residence and so I would pull the trigger in a neighborhood and building where you really want to live.

It's a duplex of 2 bedrooms, the first floor has a gorgeous recently rehabbed kitchen and bathroom while the second floor has some space to increase value when it comes to both of those spaces.

Potentially it makes it easier to rent 2-3 bedroom units because people want extra space for office.

There is high demand for rental spaces in my area due to it being a college town, so I am less worried about tenants being scared away for me charging them.
