@Jason Hsiao Well I closed on an FHA backed first time buyer program which had (IMHO) ridiculous requirements for me tom follow to close the property, one of which being to convert into a garage.

Those that respond “$0” or something ridiculous, you can request income documentation from them to justify.Don’t be afraid to share with them how much your property taxes & Insurance increased and that YOU cannot afford to absorb them.ALWAYS get an increase or something of value annually or tenants will start thinking they should never have an increase, making future increases that much more difficult to negotiate.

A number of years back, when I used NTN, the NTN fees climbed to some ridiculous number that when I told the applicants what the fee was and that it just covered the charges I get from the screening service - the prospects never bothered to apply.
