I know little about private money such as deal structures, avg rates, and finding individuals interested in such deals.

I have not seen a $10,000 repair on $30,000 purchase end up being a success, unless  you are seeking high risk and high reward, I think you need to take high reward out of the equation, because you will find yourself exhausting money to replace tenants and complete on going maintenance.  

At least with a family they will all move at once and won't try to get out of the lease individually. 

If you want to do this "by the book" (legally and without violating copyright law), you can lease the Realtor forms and use them as an unlicensed individual.

Get in front of each individual in your sphere at least every 3 months.

It is our hope that by joining bigger pockets we will be able to connect with experienced individuals that won't mind sharing some of their knowledge and expertise. 

Both are fully empty.Both need some work before renting out, nothing big it appears right now, but definitely paint/floor work and some restructuring of how the units fit together.Should we offer individually or attempt to get them in a package deal?

Look for the map feature which breaks down individual subdivisions by things like income (not crime unfortunately).
