Each title company presents their 'offer to insure' called a preliminary report, subject to their interpretatation of status of title and their list of exceptions, if any, which are the 'fine print'.Generally, prior to a quiet title or other lawsuit requiring notice to other parties of interest (including creditors) a litigation guarantee is the product offered, naming all those parties that requiring noticing, including any government agencies. 

As a byproduct of that, we'll benefit from moving them to commercial loans and no longer having the various loans on our personal credit/credit report - a nice side effect as we're in the midst of moving our primary residence as well as it's a lot easier to deal with now that we have 6 mortgages gone from our credit report and are down to just our primary residence.

I am presently taking applications for a new tenant and going through the screening process - my 1st prospect did not pay the $25 app fee but provided me the 1st page of their credit report of 702 & 709 credit scores and provided their SSN and all the other necessary contact information. 

How do I replace the biggerpockets logo on the the reports for better presentation to a bank?
