How much time do I have to Inform a tenant I won’t be renewing their lease ?

Please share your thoughtsIn the state of IL (Cook County) would a landlord be considered violating any tenant's rights by requesting established tenant(s) to undergo a new rental application process as if they're a prospective new tenant that will now determine if their lease will or will not be renewed with the possibility of forfeiting their security deposit?

If one lease expires soon but after closing, have the current owner (seller) give them a notice that he will not be renewing their lease when it expires.

Ended up raising his rent $75 at renewal and let him know that $72 was my increase in costs.

But as a rule of thumb you have the right idea...if the tenants do not have an active lease and they are on a month to month you will have to provide notice of non renewal and work with them on the move out.  

I recently had one of my residents want to renegotiate the terms of the lease that was being renewed (it is a standard lease) and actually asked me to e-mail him the word document. 

In addition: your best route for highest and best sale would be to have the place vacant, so if possible (consult an attorney, I am not one) you should give them notice of non-renewal and state that you're selling.
