That said, if you can find any investment with 80%+ annual returns in a semi-controlled environment (which mitigates most risk) other than flipping RE, I am all ears (and I doubt anyone can)

The dept that regulates real estate put out a video with their attorneys explaining the only time you can broker out an assignable contract is when you bona fide intended to close but something went wrong, and it should be a rare thing.

Not all CPA agrees because the addition has not been placed in service, but we have to take that position since the inception of the new tangible property regulation and had no issues.

You need to understand the market and in real estate, the related laws, regulations and requirements concerning all aspects of RE.

All states have regulations about real estate brokering.
