Does anyone have a reference for a good masonary or a good RELIABLE general contractor?

I'm trying to build a team of contractors and handymen for flipping in the Abingdon & Bristol VA market.

If yes, line up contractors to interview ASAP.

Does anyone have recommendations for some stellar contractors, plumbers and electricians in Portland Metro? 

My goal is no less than 20k worst case scenario up to 100k on my entry level flips in Northern California. entry level flips on the west coast are just uber competitive to buy.. especially in our market were your competing with contractors who do their own work if they can make their normal construction profit and another 10 to 15k they are going to do that.. and that knocks out most of us who don't do the work ourselves..

It requires you to use a general contractor for the project, and the total with repairs has to appraise for that value.

The contractor even agreed to take credit cards, which meant I would earn cash back, and I could build business credit with my Amex charge card.Then the first red flag came with the contractor.

What I saw during the last drop is that rents stayed the same they didn't go up but they also didn't go down expenses stayed about the same or even went slightly down as contractors became less busy and we're willing to work for less.

Anyone have referrals for experienced contractors in Indianapolis?
