This was our families initial home purchase after renting for a number of years.

I doubt you would be able to get your money back at this point but im not sure how much value you will get from them vs spending that “class” or meeting time reading a real estate book or connecting with local investors. 

Or am I expected to have that broker work both sides of the transaction?

I've been blessed to have networked with a lot of nurses, management, and recruiters with my position.

I definitely prefer to be an asset and not the kind of small business person that doesn't enrich or contribute. 

I know a lot of builders up there, but not very experienced with the flipping model.

You can keep track of which expense goes to which property through your accounting software (even a spreadsheet would work).
